Commercial real estate appraisals are very
complex and require a complete
understanding of the local and surrounding market
as well as valuation techniques.
As these properties vary greatly from residential
properties, your appraiser should be
qualified to appraise such properties. At Tony
Ross Appraisal and Consultation, Inc.
Michael A. (Tony) Ross is an Indiana Certified
General Appraiser. An Indiana
Indiana Certified General Appraiser is allowed to
appraise any type of property. This
license requires much more experience and
education than Licensed Residential
or Certified Residential licenses.
When seeking an appraiser for a commercial
property, you should seek one with a
Certified General License. Only three appraisers with offices inside Morgan County
hold this license.
There are three types of commercial appraisals:
Restricted, Summary or Self- Contained.
Restricted reports are primarily used when there is only
one intended user. These
Reports are typically prepared for someone who
wants to establish a value to sell a
Particular property. This type of report provides
the reader with basic information
Regarding the subject property and states the
market value of the property.
A Summary
report is a more detailed report and is typically required for lending
Transactions. This type of report provides more detailed
information regarding the
formulation of the final market value. As its
name implies, this report “summarizes”
the information within it.
The Self-Contained report is seldom utilized, but is offered.
Please contact us to discuss which report would best suit
your commercial appraisal needs.
